Prevent Air Conditioner Water Damage (Part 2): What Your AC Tech Can Do

Ask your air conditioning technician to take care of a few basic tasks to maintain your AC system each year, and consider some upgrades. Not only will you avoid water damage from your AC system, you’ll enjoy better efficiency and cooler air flow throughout summer.
- When the A/C condensation line is installed, avoid using elbow connections if possible and have the line run as close to vertical as possible
- Have your HVAC unit professionally maintained each year. Your tech should check the air filter, the condition of the condensation line and the drains to eliminate blockages. Have your AC tech clean the condensation line at least once a year (or every six months if the system is used year-round)
- Ask your technician to apply an algaecide to discourage build-up of debris in the drain lines. This will also prevent the growth of mold and mildew, which can spread throughout the system and pollute the air in your house
- Install a condensation pump to help ensure excess water flows freely into the disposal drain
- Consider installing a safety float switch, which will automatically shut down the power to an AC unit whenever condensation builds up and there is a danger of water overflow
