Most homeowners don't realize that their air conditioners can cause water damage if not properly maintained. An air conditioner can collect 10 to 20 gallons of water daily. Ideally, this water drains into a collection pan and then into the sewer system, but if not, the overflow of water can lead to damaged floors and carpeting, and potentially, mold growth.
Causes of overflow include:
- a clogged drain line
- excessive condensation if the unit runs nonstop
- evaporator coils that may freeze and defrost on a regular basis
Because most of the unit is typically hidden from view, you need to inspect it regularly. Do these three things to prevent costly water damage from your AC system:
- change the HVAC air filter at least once a month—clean air filters help prevent the unit from overworking
- check for excessive moisture on the condensation line
- check to see that water is flowing from the opening of the condensation line directly to the drain
